At this time, Atlantic Exposure provides photography and media services only. Properties should be fully photo-ready at the scheduled appointment time. We recommend that agents or property managers arrive early to prepare the space and confirm everything is ready to be photographed. This helps avoid unexpected issues such as furniture out of place, unmade beds, maintenance items, or active construction that could affect the final images.
If a property is not photo-ready upon our arrival, the photographer will either photograph the property as-is or cancel/reschedule the appointment after attempting to contact the agent. Because our photographers typically have multiple appointments scheduled throughout the day, they are not able to wait while a property is being prepared.
Appointments cancelled or rescheduled within 24 hours of the scheduled start time are subject to a $50 cancellation fee per scheduled service, plus a 5% credit card processing fee. Cancellations will receive a refund less applicable fees.

DO YOU DO STAGING?
WHAT IF I HAVE TO MOVE SOMETHING FROM ROOM TO ROOM DURING THE SHOOT?

Our photographers focus on capturing the property efficiently and are not able to provide full staging services. However, if you, the agent, or the homeowner need to move a small number of items between rooms during the shoot (such as porch furniture, décor, boxes, or small furnishings), we can allow additional time on site to accommodate this.
• 1–2 rooms: $30 fee and up to 20 additional minutes on site
• 3–4 rooms: $60 fee and up to 45 additional minutes on site
This service must be ordered in advance so we can allow enough time in the photographer’s schedule. For the best results and the smoothest appointment, we strongly recommend that the property be fully photo-ready before the photographer arrives.
I PAID FOR THE PHOTOS, DON’T I OWN THEM?

When you purchase photography services from Atlantic Exposure, you are purchasing a license to use the images, not ownership of the images themselves. All photos and related rights, including copyright and ownership of the media, remain the sole and exclusive property of Atlantic Exposure LLC.
The original client who orders the service receives a non-transferable license to use the images for marketing the property. This means the license cannot be transferred to another party. For example, if a homeowner hires an agent after the photos are taken, that agent would need to purchase their own license to use the images. Likewise, if a listing changes to a new agent, the images cannot be transferred without a re-licensing fee.
Vacation rental photography is licensed under a separate agreement with specific usage terms and expiration dates, and a copy of that licensing agreement will be provided at the time of purchase.

WHAT IF THE WEATHER IS BAD THE DAY OF MY SHOOT?

Cloudy days are no problem! Atlantic Exposure understands that Delmarva weather isn’t always picture-perfect, which is why we offer complimentary sky replacement when needed.
However, appointments should be rescheduled in cases of heavy rain, snow, or fog. If a reschedule is necessary, the agent should contact the photographer at least two hours before the scheduled appointment.
Remember- Spring fog along the coast is a real issue in the spring, so be sure to schedule coastal shoots in the afternoon, when the fog usually burns off.
Homes in the woods with no broad views typically are not affected by poor weather, although outside views may be less visible.
Drone photography is highly weather-dependent and cannot be safely flown in winds over 10 MPH or during rain. Because of this, there may be times when aerial photography cannot be completed during the original appointment. In those situations, aerial images may need to be captured at a later time.
We always make every effort to complete standard photography and aerial photography during the same visit, but this cannot be guaranteed due to weather and safety conditions.
WHAT IS YOUR RESCHEDULING & CANCELLATION POLICY?

We are happy to reschedule appointments with at least 48 hours notice whenever possible.
Requests to cancel or reschedule with less than 24 hours notice (except in cases of weather-related concerns) are subject to a $100 fee.
Please note that a property not being photo-ready at the scheduled appointment time is considered a cancellation and may incur the same fee.
If an appointment is cancelled, a refund will be issued minus any applicable fees.
ARE AMENITY PHOTOS INCLUDED?

Amenity photos are not included with our standard photography services. However, you can add a set of amenity photos to your shoot if you would like to highlight features such as pools, clubhouses, fitness centers, beaches, or other community spaces.
You can also visit our Stock Photography page to purchase amenity images from many Delmarva communities, making it easy to showcase local lifestyle features without scheduling a separate shoot.
In short, no. Our standard real estate photography services are licensed for MLS and real estate marketing use only.
If you plan to market the property as a vacation rental (such as Airbnb or VRBO), it’s best to schedule a Vacation Rental Photography shoot to ensure the images are properly licensed for that type of marketing.
If you or your client have already purchased photos for a real estate listing and later decide to use them for vacation rental marketing, you will need to contact us to purchase an additional vacation rental license before using the images for that purpose.

We know timing is critical when marketing a property. Atlantic Exposure delivers standard photography within one business day of your shoot.
Services that require additional editing—such as virtual staging, grass replacement, or other advanced edits—may require additional processing time. Customer service will keep you informed of any adjusted delivery timelines.
Matterport/zillow/floor plans tours usually take about 24 hours to be processed. Videos also take a bit longer to edit.
If you need your media sooner, rush delivery by 10:00 AM the next business day is available as an add-on during checkout for an additional fee. (except for MP/Zillow/Floor Plans)
